With the housing market hitting rock bottom one of the biggest questions homeowners have is whether or not it is worthwhile to invest money into their home?

When investing money in the house not all of it raises value or will give you a return on your investment.

Property Maintenance - While you must take the responsibility of maintaining the property this does not add value to the home. Replacing the roof because it leaks or sealing up cracks in the foundation is not going to show a return on your investment. If you choose to avoid repairs or maintenance it will just cause the condition to become worse resulting in even more money lost.

Cosmetic Improvements - Now, on the other hand, if you are adding something to your home it will increase in value. Home projects that add value to a home are: building a new deck, landscaping, renovating kitchen or bathroom, finishing off a basement, or room additions.

Before you spend too much money on renovating, you may want to see what the value of your neighbor's homes are. Over spending can result in a loss when you try to sell the house. It may be difficult to convince a buyer that your home is really worth as much as you sunk into it.
